How much should I expect to pay for a loft conversion in Berkshire?
As a guide, a typical 30m² rear dormer costs about £46,000 to £78,000 to build in Berkshire, before VAT and fees. Rooflight conversions cost less, and hip-to-gable and mansard conversions more. These are estimates from published cost guides, not quotes.
What is the 10 year rule?
Since 25 April 2024, councils in England have 10 years to take enforcement action against building work done without the planning permission it needed (previously 4 years for building work). Our planning guide explains it.
How can I tell if my loft is suitable?
Check the head height (ideally 2.2m or more from the top of the ceiling joists to the underside of the ridge), the roof structure, and whether your home is in a conservation area. Our suitability checker walks you through it.
What is the cheapest way to convert a loft?
A Velux or rooflight conversion is usually cheapest, because it keeps the existing roof shape, but it needs enough head height already.
